The provisions of the German Civil Code (BGB) and the individual contractual provisions are very complex, which is why we can provide you with expert legal assistance in enforcing your rights.

 

A tenancy agreement contains not only rights, but above all obligations on both sides of the tenancy. This also applies to the maintenance of the rental property with regard to cosmetic repairs. If the rented property is not in a fully usable condition, the tenant can reduce the rent.
Current case law has made a number of rulings on this with regard to the amount of the rent reduction.

Condominium law (WEG law)

The term WEG law is derived from the abbreviation of the German Home Ownership Act (Wohneigentumsgesetz), which is abbreviated to WEG. Today, the term is often used synonymously for condominium ownership contexts. In this context, we advise prospective buyers who wish to purchase a condominium from a property developer or from a private seller.

 

We also advise condominium owners on issues relating to their condominium. This is because the WEG makes it possible to divide a building into ownership units and assign the apartments thus formed to an owner as separate property. The part of the building not owned separately, such as load-bearing walls, the external façade, the stairwell or the cellar, is managed as common property in ideal co-ownership of the community of separate owners.

 

The resulting community with other condominium owners regularly leads to questions and problems for individual condominium owners. We help with questions regarding the legal admissibility of the division of ownership, questions regarding the decision-making of the community of owners, questions regarding the allocation of costs for maintenance measures and operating costs as well as questions regarding administration by an administrator.

 

We are also happy to count managers of condominium complexes among our clients. We help to avoid administrative errors, particularly in the context of the owners’ meetings to be held.
